Terms of Service

1. Acceptance of terms

By creating an account or using WiseSquire(the "Service"), you agree to these Terms of Service and our Privacy Policy. If you do not agree, do not use the Service.

2. Description of service

WiseSquire provides real estate investment analysis tools — comparative market analysis, rental yield estimates, and property valuations — built on automated data models and third-party data sources including RentCast. All outputs are estimates for informational purposes only. They are not appraisals, guarantees of value, or investment, legal, or tax advice. You are solely responsible for independently verifying all figures and consulting licensed professionals (real estate agents, appraisers, lenders, accountants) before making financial or investment decisions.

3. Accounts

You must provide accurate information when registering and are responsible for maintaining the confidentiality of your account credentials and for all activity under your account. Free-tier accounts require email verification before running analyses. You must be at least 18 years old to create an account.

4. Plans, billing, and cancellation

The Service is offered on a free tier with usage limits and a paid "Pro" tier billed monthly through Stripe. By subscribing to a paid plan, you authorize recurring charges to your payment method until you cancel. You may cancel at any time from your account page; access to paid features continues until the end of the current billing period. Fees are non-refundable except where required by law. We may change plan pricing or limits with notice posted to the Service.

5. Acceptable use

You agree not to:

• Use automated means (bots, scrapers) to access the Service beyond normal interactive use, or to circumvent usage quotas or rate limits
• Resell, sublicense, or redistribute data obtained through the Service to third parties outside the ordinary course of providing real estate services to your own clients
• Attempt to gain unauthorized access to other users' accounts or data
• Use the Service for any unlawful purpose or in violation of any applicable real estate licensing or broker price opinion (BPO) regulations in your jurisdiction

6. Client data you upload

If you enter information about your own clients (names, emails, budgets, financing details) into the Service, you represent that you have the right to do so and that your own privacy obligations to those clients are satisfied independently of this agreement. You are responsible for the accuracy of data you enter.

7. Disclaimers

THE SERVICE IS PROVIDED "AS IS" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED. We do not warrant that valuations, rent estimates, or comparable data are accurate, complete, or suitable for any particular purpose. Property valuation involves inherent uncertainty; actual market value may differ materially from any estimate shown. Nothing in the Service constitutes a formal appraisal, broker price opinion, or professional real estate, legal, or financial advice.

8. Limitation of liability

To the maximum extent permitted by law, WiseSquire and its operators will not be liable for any indirect, incidental, special, or consequential damages, or any loss of profits or data, arising from your use of the Service, including decisions made based on data or estimates it provides.

9. Termination

We may suspend or terminate your account for violation of these terms, non-payment, or abuse of the Service (including exceeding usage limits through automated means). You may stop using the Service and request account deletion at any time by contacting us.

10. Changes to these terms

We may update these Terms from time to time. Continued use of the Service after changes take effect constitutes acceptance of the revised terms.
